The first stage in all process of golf course development is the viability study. For it we presented our services of Advising.

This phase of advising is very important to evaluate the investment that is going away to generate.

The viability study contemplates the following points:

– Memory: explanatory memory of the aspects that determine the area and surroundings. All these related to the future development of the golf course. Phases and costs of execution. Offer of development and final valuation of the viability.

– Plans: of location, position, zoning and first routing plan of the golf course.

Once the viability study is approved, it’s proceeded to make the general planning of the Project. This is the second step, Development of the Masters Plan. Once this stage is finished, the service of Design is offered.

The Masters Plan consists of planning the ground, to distribute the surface in the different parcels that will form the project: general houses, hotels, services, golf course, commercial zone, etc.

This phase is important due the coordination that must exist between the different parts that form the project: architects, city planners, lawyers, economists, engineers.

This document does not have official value and it does not serve to give licenses or work permissions and it is used fundamentally with two intentions:

• Detailed general information of the project that is tried to execute, design golf course, location, necessary hydro resources, earthwork, infrastructures…

• Presentation in Official Organization, as well as Public Administrations, with the purpose to communicate the idea of a city-planning development with golf or only the golf’s development.

The Masters Plan is formed by:

– Memory: description of the city-planning development that is tried to make and performance of the golf course, physical area characteristics and engineering processes to develop the golf course.

– Measurements: surfaces of the different areas and each part of the golf course.

– Plans: localization of each parcel and its uses, route plan with distribution of the golf holes, club house, maintenance zone, driving range.

The following step is to develop Preliminary Draft. Preliminary Draft is the set of documents necessaries to define in main lines the work, it must give an idea of the project that is wanted to develop as much at technical level as economic level.

The Preliminary Draft includes the following documents:

– Memory: explanatory memory of the technical aspects that will develop in the project of execution.

– Measurements and Estimative Budget: an estimative execution cost budget for the future golf course is realized.

– Plans: generals (design, reframing, irrigation…), details (greens, tees, bunkers, lakes…).

The Basic Project is the step before Execution Project. It is that one that defines in a precise way the general characteristics of the building works by means of the adoption and justification of solutions, considering such projects as  insufficient to carry out the construction but being sufficient to request, once obtained the obligatory professional college endorsed, the municipal license.

It consists to make a series of explanatory documents with great value of detail, without coming to the precision of the Project.

The Basic Project will be formed by the following documents:

– Memory: a descriptive memory of technical aspects that will develop in the execution project. In this document will be specified and detailed the most relevant aspects.

– Measurements and estimative budget: estimative budget of the future golf course execution, on the basis of a few basic established measurements.

– Plans: general plans with more definition and accuracy (design, reframing, irrigation…), details (greens, tees, bunkers, lakes…).

It is the determining step of development for the golf course. It’s essential to obtain the work licenses in each city council.

It is formed by:

– Constructive Memory.

– Memory Attachments.

– Specifications Sheet.

– Quality Control Plan.

– Definitive Budget.

– Plans.

– Security and Health Study.

– 3D Golf course Routing-plan.

SGD as a specialist company can advise or can be in charge of the awarding of contract works. We have worked with the best golf constructors in the national and international market. SGD will take charge preparing the bases for the Terms and Conditions Schedule for the tender in which the necessary requirements will be included, as well as the memory of the project, measurements and more relevant plans.

In addition, SGD will facilitate to the Property a list of the most important companies of the sector.

Once presented the Terms and Conditions Schedule and received the offers, SGD will take charge to analyze each of the offers and to elaborate a comparative report for the decision-making process.

Once we have presented the Execution Project to the pertinent administrations, and when the contracting of the works is approved and realized, we can start to construct the golf course.

The Site Supervisor has like reference the Execution Project. Some of the Site Supervisor functions are:

–      To carry out the coordination of the technical-facultative equipment of the work, the technical and economic interpretation of the execution project, as well as the adoption of necessary measures to take to good term the golf course development, making the modifications that are considered necessary with the purpose of finishing works.

–    To supervise that the technical and economic prescriptions are taken care of, as well as supervise the contract subscribed with the constructor and to take the necessary measures regarding with the effective regulations of security and hygiene during the works, and the effective dispositions that must apply.

• To reflect in the Order and Incidence Book the instructions and diligences that are due to give for the fulfilment of their mission.

• To write up the reframing act, the certifications, the provisional reception act, the definitive reception act, as well as the final works certificate.

Once the construction is finished, Segalés Golf offers Consulting‘s service both for the maintenance and for the technical details of the construction.

This involves advising the Property to obtain a correct maintenance of the golf course from the first months of sowing and, like this, to consolidate the golf course. This service is possible because of the high qualification of our greenkeeper staff.

In addition, we will provide a technical advice of the works that are already finished. It is something very useful because is necessary to control that all installed systems (irrigation, drainages, traffic of lakes, etc.) works perfectly.
